Scope of Service

We do pre-purchase inspection of houses, 2-3 flats and condominiums, specializing in vintage properties in and near the city of Chicago.

 

Speaker of the House Property Inspections is a small company, with the owner, Mike Massart, conducting most inspections on his own (though often with a licensed assistant) and writing or supervising writing of reports. Reports are detailed, often 25+ pages for a single family home, 12-18 pages for a condominium, and include a brief summary which helps encapsulate major concerns/assists agents and attorneys in representing you. At times Speaker of the House partners with other qualified inspectors and other specialists, especially on multi-unit buildings, and/or when certain advice or cost estimates are needed.

Cost estimates

Due to wide variations in labor rates, etc., we are unable to provide written cost estimates. During the inspection, we’re happy to discuss price ranges; large components like furnaces and roofs are pretty easy to estimate. However it’s impossible to give a precise estimate for, say, a variety of small repairs… or for an intricate repair which involves some disassembly (for ex., extent of damage not know until basement foundation area is gutted, etc.) We do not offer property management services such as leak tracing/”forensic” inspection, nor do we provide pre-listing/seller inspections.

 

Environmental Concerns

Lead paint safety, radon levels, asbestos, etc. are all very important for the health of a building’s occupants. We are a small company and do not offer these services in-house. However our qualified colleagues in environmental testing, often come to the aid of our clients.

Radon

There’s no way to know whether a radon level is high, without testing. Let us know if you’d like to schedule a radon measurement; here’s our radon partner:

 

Hours of operation

Inspections are performed on weekdays during normal business hours, typically 9am and 2pm start times, however we are happy to accommodate your schedule whenever possible.

Report Delivery

Report delivery is by the following business day, via email. Reports typically involve 10+ pages of narrative report description plus several pages of photos. Clients are encouraged to have their attorney and, if applicable, agent email addresses handy at the time of inspection.
