Weather damage

The home inspector’s job is to point out the unforeseen, to prevent the client from having unpleasant surprises.  This often means inspecting and air conditioner while standing in a foot of snow, or discussing how a sunroom may be uncomfortably cold due to inadequate heat source, while working on a 90 degree day.

The two biggest effects of weather are ice dams and flooding/basement seepage.  On a brick building some areas will have worse mortar wear than others.  In the middle of summer this can be hard to diagnose…until you look up at the gutter.

Then there’s some more interesting weather damage…

OUR FURRY FRIENDS

Everybody wants to get warm, including mice, squirrels and raccoons.  Raccoons, especially, are effective and wily operators when it comes to a little breaking and entering.  They seem to lurk around in areas where they won’t be seen..their favorite roof entry points are underneath eaves.

Often considered just a minor nuisance, vermin cause serious health problems.  Every so often a study will show how animal droppings cause disease…including a death from clearing pigeon feces.
